Case Study 1 – Residential Property Development Finance
An established small house builder based in Shropshire was unable to develop land it had bought 4 years ago as its current bankers were not prepared to fund any residential development projects.
Solution
Using one of our private funding options, we arranged to uplift the existing land loan, and secured 100% of build costs, with a 12 month funding option to allow time to complete the build, with interest rolled up during this period.
Case Study 2 – Residential Property Development Finance
A small developer based in Cumbria was looking to complete the final part of a barn conversion. The original property had been bought in 2006 and the remainder converted and on-sold but high street bank funding, which had been used in the past and promised on this occasion, was not forthcoming.
Solution
Using a private funder, we arranged 100% of refurbishment costs, using the incomplete barn and some additional land as security, with funding made available in 3 tranches over a 3 month build cycle and overall funding available for 9 months to allow time to complete the build, with interest rolled up during this period.
